Maintenance, Inspection, & Repairs
Your cooperation is asked in the care and maintenance of the University Villages’ premises (including grounds) by promptly reporting to the University Villages Office any breakage, damages, or needed repairs to the apartment units, facilities or equipment. Do not adjust or tamper with any mechanical, electrical or natural gas equipment or any electrical wiring of equipment.

We reserve the right to enter any apartment during reasonable working hours for reasons of safety and security, preventive maintenance inspection, pest control, improvements or repairs. Whenever possible, we will inform you in advance of these entries. If we must enter your apartment when you are not home, we will leave a written notice inside the apartment indicating who was there and the purpose of the entry.

Alterations to Apartments
Do not make alterations, additions, repairs, or paint rooms in any of the apartments. If you need something repaired, please contact our office at 243-6030 so we can submit a workorder for you.

Outdoor storage buildings, sheds, etc., are not allowed within the University Villages apartment complex. Please also note satellite dishes of any size are not permitted in University Villages for maintenance and safety reason.

Please do not put glue-tab or adhesive-backed picture hangers, coat hooks, shelves, etc. on walls, woodwork, or doors.

Apartments are painted as necessary, but generally not during the term of occupancy.

Surge protectors are required for all personal computers being used in your apartment. University Villages will not be responsible for any damage caused if the proper computer equipment is not used or installed.

Keys and Lockouts
Keys are a constant problem for tenants and for us. Please take care of your apartment keys!!!

If you lock yourself out of your apartment, during the hours of 8:00 am and 5:00 pm, Monday through Friday, you can check out a temporary key from the University Villages office for no additional cost. To check out a key you must be listed on the application card. Please notify the UV Office if there are changes regarding those listed on the application card that may or may not have access to a key. Example: if you have baby-sitters who lock themselves out, they should be listed so they can reenter the apartment. The key must be returned within 24 hours (or the next scheduled workday) or a $10 late fee will be assessed.

If you lock yourself out after hours, during the hours of 5:00 pm and 8:00 am, Monday through Friday or on the weekends and holidays, a temporary key will be checked out to you for $10.00. The key needs to be returned to the University Villages Office the next scheduled working day. The proceeds from this service will go towards future programming and activities for the residents of University Villages.

Please report lost keys immediately to the University Villages Office. We do not charge to replace a lost key, however if you don't find the key by the time you vacate the apartment, we will charge $35 for each exterior door when re-keying the apartment. You may have the apartment re-keyed when you lose a key or wait until you move out.

If you don't return the correct number of keys when you move out, we will charge $35/exterior door to re-key the apartment immediately. Keys are the sole responsibility of the tenant who checks them out, and the University Villages Office is obligated to re-key an apartment when a key is lost, regardless of circumstance, to protect current and future University Villages residents.

Sanitation and Pest Control
Occasionally we may need to spray insecticides in the apartments to control household insects such as roaches and silverfish. We use only approved insecticides and will give you ample advance notice.

Cleanliness and good housekeeping are the best defense against most household pests. The sanitation guidelines listed below will help prevent development of large populations of insects by depriving them of food and a place to breed:

Remove household refuse daily, in closed, tied plastic bags and deposit it in the BFI containers. These containers are emptied daily. To insure proper disposal have adult members of the family dispose of all refuse. Do not place large cardboard boxes in the BFI containers. Put empty boxes next to the containers to be picked up by University Villages personnel. Keep food off the floors, out of cracks and crevices (between range and refrigerator) to allow few places for insects to breed.
Check food supplies periodically for signs of insect infestation
If insects get out of control, please call the University Villages Office so the University Environmental Health Officer can assess the problem.

Porches, walkways and stairways must be kept clean at all times. Storage of excess furniture, appliances, boxes, etc., are not allowed in these areas. University Villages does have some limited storage space available for these items and you can contact the University Villages Office or your Community Assistant to place them in storage.

Pets
For reasons of health, sanitation and public safety, we do not allow pets , except fish in University Villages apartments. Residents found having a pet that is not allowed will forfeit their entire damage deposit and risk being evicted from their apartment. This policy also applies to any guests visiting a tenant. Pets are not allowed for any reason.

Guests
Guests and visitors staying longer than two (3) days must be registered with the University Villages Office. Tenants are responsible for their guests and their compliance with all the University Villages and University policies.

Playgrounds
Playgrounds are provided for the children of residents in each area of the University Villages complex. Parents assume all responsibility for supervising their children on the playground. Please notify the University Villages Office of any structural hazards in the playground equipment. Your cooperation is expected in keeping the playground safe and clean. Due to the proximity of the playgrounds to some apartments, tenants must be aware of noise level and being considerate of others.

We prohibit potentially dangerous toys and sports equipment on University Villages property. This policy applies to BB guns, gasoline-powered toys, bow and arrows, golf balls and clubs, baseball bats, weapons, and any other dangerous items.

All children should be discouraged from climbing trees within the University Villages area. This is to prevent injury to children and damage to trees.

Wading Pools
Do not fill wading pools with warm water or leave them on grassed areas in direct sunlight for more than one hour. Longer periods combined with the warm water will kill the grass. Parents must supervise children at all times when a wading pool is being used.

Sprinklers
Children are not permitted to play with sprinklers at any time. Cost of damaged sprinklers may be assessed to the tenant.

Barbecues
Please do not use barbecues on porches, steps or sidewalks. You may use these items on grass areas away from sidewalks and buildings if you take precautions not to harm the grass. Please follow these safety guideline when barbecuing:

Never leave a grill with hot charcoal unattended. We have several young children playing around the apartments and they can easily be burned.
When you have finished using the grill, wait for the coals to cool completely, or extinguish them with water before discarding. NEVER put hot or warm coals in a trash bin.


Showers
When using the shower, keep the curtains on the inside of the tub. Puddles of water on the bathroom floor ruin floor tiles and the ceiling below. Also, while the adhesive gripper stickers may be okay for your family, they are very hard to remove and the next family may not appreciate them. Therefore, using a removable bath mat is easier and more sanitary. It is the tenant's responsibility to supply their own shower curtain.

Light Bulbs
Tenants are responsible for replacing burned out interior light bulbs and for exterior lights above or next to their entrance door. Please be sure that all bulbs are working when you vacate your apartment.

Warning: The Consumer Product Safety Commission has issued a warning about the use of Halogen Lamps. The danger is the excessive operating temperatures of the halogen bulb. Curtains, clothing, paper items, and so forth burn quickly when they come in contact with these 300 or 500-watt bulbs, which produce temperatures of 970 to 1200 Fahrenheit.

Solicitors
Only door-to-door canvassing related to non-commercial activity is permitted in the University Villages complex and at Lewis and Clark Village. Commercial solicitations including, but not limited to, door-to-door sales, are prohibited. Commercial solicitation does not include delivery service. All forms of solicitation, including non-commercial solicitation, are prohibited at residences of Lewis and Clark Village and at residences of the University Villages complex which post a “No Solicitation” sign. All forms of solicitation including non-commercial solicitation are prohibited in the residences halls. Dissemination of information by authorized University of Montana offices and representatives shall not constitute solicitation for purposes of this policy. Please report any unauthorized soliciting or canvassing to the University Villages Office (243-6030), Lewis and Clark Village Office (829-3728), the Residence Life Office (243-2611) or the Office of Public Safety (243-6131).


Businesses
You may not establish a business of any kind within the University Villages areas, including, but not limited to, vocal and instrumental music lessons.

Signs/Notices
You may display signs, notices and placards only in designated areas in the University Villages Office, Wash Houses, and Community Center. To get approval for your postings, please obtain an official stamp from the Residence Life Office at 101 Turner Hall on The University of Montana campus.

Smoking Policy (Until June 30, 2008)
Smoking is allowed in your apartment. If you smoke outside, you need to be 30 feet away from the entrance of the building (other apartments, Office, Community Center, Wash Houses, etc.) Also, please do not discard of the cigarette on the ground.

EFFECTIVE JULY 1, 2008 -- ALL University Villages apartments will be non-smoking and anyone wishing to smoke will need to do so outside and 30 feet away from the buildings.

Abandoned Property
Items that are deemed valuable and left in an apartment will be placed in storage and our office will attempt to contact you with a time frame to retrieve your belongings. Failure to retrieve these belongings by the deadline will result in proper disposal of the property according to state statutes.

Speed Limit
For the safety of all residents, especially children, the speed limit within all University Villages areas is 10 mph. Please use caution and drive slowly.

Tickets will be issued for traffic and parking violations.

Noise and Disturbances
As a tenant you have a right to enjoy your apartment and an obligation to respect the same rights of your neighbors. That right includes freedom from the annoyance of excessively noisy television sets, radios, stereo equipment and neighbors. Please keep noise to a minimum. Discuss disturbances with your neighbors, if you are unable to resolve your differences, try a no-charge mediation program through the Missoula County Dispute Resolution Center. Call the Community Center for more information on the mediation program (243-6030) or talk with your Community Assistant.

The hours between 10:00 p.m. and 8:00 a.m. are considered quiet hours.

You are responsible at all times for the actions of your children and guests. Report any security problems or vandalism to the Office of Campus Security, 243-6131 and to the University Villages Office, 243-6030.

Fire and Safety
Do not risk your life in the case of fire. Call the fire department immediately at 911, evacuate the unit and then notify the University Villages Office.

In the interest of fire safety, keep all stairways, landings, balcony walkways and breezeways clean and free of obstructions such as children toys, bikes, boxes, furniture, large plants and the like. We reserve the right to remove any obstructions that create unsafe or unsightly conditions.

Smoke Alarms

Your apartment has at least one battery-operated or electric smoke alarm. It is against University Villages policy to remove the smoke alarm from its operating position for any amount of time other than to change the battery. The smoke alarm is expected to be kept in working order at all times. When the battery wears down, the alarm will "chirp" every few minutes. Please contact the University Villages Office immediately for a new battery.

Fire Extinguishers (Craighead/Sisson and Elliott Village Only)

Your apartment has one 5-pound ABC-type fire extinguisher. Check the fire extinguishers charge periodically and call us immediately when it needs recharging. Use your fire extinguisher only in emergency situations. Please note: removing or tampering with the smoke alarm or fire extinguisher is grounds to terminate your lease.

Firearms
Register your firearms with the University Villages Offices and store them in your apartment. No firearms, explosives, explosive devices or unlawful weapons of any kind are permitted on or in any other University property or facility or at any University function.

Fireworks and Combustibles
Fireworks, gunpowder and other combustible materials or substances which endanger health and safety in the University Villages area are not permitted.


Violent and Sexual Offenders
Any student or student dependent who has been designated as a violent or sexual offender by a county, state, or federal court and who is requesting housing in University Villages or University Residence Halls must notify the Residence Life Office or University Villages Office of this information prior to execution of the residence hall application or the University Villages Rental Agreement Form. These offices must also be notified when a student or students dependent residing in University residence halls or University Villages is designated as a violent or sexual offender within 24 hours following such designation by a county, state, or federal court. The University reserves the right to review the student tenants or student tenant dependents offender status and the potential risk to the community due to the tenants or tenant dependents residence in the University residence halls or University Villages. After such review the University may deny occupancy to a tenant or a tenants dependent based on either offenders designation status. A students failure to provide the notification required in this paragraph may also result in the students unauthorized occupancy of University premises or other University of Montana Student Conduct Code violations, subjecting the student to Student Conduct Code disciplinary proceedings.
